5.- Types of Assessments

Within the certification process for vacation rentals, different types of assessments may be conducted to evaluate the properties. These assessments cater to the diverse needs and characteristics of vacation rentals. Here are some common types of assessments:

5.1.- Initial Certification Assessment
The initial certification assessment is the primary evaluation conducted when a vacation rental property applies for certification. This assessment verifies if the property meets the technical requirements and criteria for certification. It involves a comprehensive review of the property's compliance with standard.

5.2.- Renewal Assessment
The renewal assessment mirrors the certification assessment in its entirety. During this process, all relevant information pertaining to the property's adherence to the sustainability criteria is thoroughly reevaluated.

However, there is a key distinction for the certification renewal: the property must achieve a higher score compared to its previous certification. As outlined in 1.6.- Renewal Condition, the vacation rental must demonstrate notable progress and improvement in sustainability practices to qualify for certification renewal. By exceeding its previous sustainability score, the property reaffirms its commitment to ongoing improvement and upholds the high standards. Through this approach, we encourage continuous enhancement of sustainability efforts, promoting a greener and more responsible vacation rental industry.

5.4.- Random or Surprise Assessment
When opting for our verification service and utilising our software, property managers and owners explicitly acknowledge that our verifier retains the authority to conduct a random and unannounced on-site visit to the property under verification. This surprise assessment constitutes an essential element of our commitment to ensuring the utmost accuracy and credibility in our certification process.

The on-site visit by the auditor, lasting approximately 20 minutes, is an integral aspect of our quality assurance protocols and is provided entirely free of charge to property owners or managers.

In the event that discrepancies are identified by the auditor during the surprise audit with respect to the documentation submitted, the client will be requested to send corrected documentation. If, within one month after making the request, the client does not submit the same, the certificate will be considered canceled.

The auditor will review a sample size equal to the square root of the total certifications issued in the previous 6 months from the time this technical requirement documentation is officially validated.
